TYPE OF CONSTRUCTION WORKS

Factory, Warehouse, Operating House, Workers’ Dining Hall and auxiliary works (Garage, Security booth, Power Station, Fire Water Tank) and other works (if applicable) permitted by law.

TYPES OF WORKS BANNED FROM CONSTRUCTION

Construction of worker houses, groundwater extraction works.

CONSTRUCTION DENSITY

  • For land lots for construction of factories, warehouses must be up to 70%
  • For land lots for construction of factories with more than 05 floors used for production: Maximum 60%

CONSTRUCTION BOUNDARIES (SETBACKS):

  • About 6m backwards for the boundary line bordering road 279 (35m)
  • About 6m backwards for the border line bordering the 44m wide road
  • About 6m backwards for the boundary line bordering the 20m wide road
  • About 6m backwards for the boundary line bordering the 17.5m wide road
  • About 6m backwards for the boundary line bordering the 16m wide road

ARCHITECTURAL REQUIREMENTS

The construction design works harmoniously, forming an overall planning – architectural space suitable for the landscape of the industrial park.

Customers will maintain a minimum of 3m from the plot boundary as a landscape area in that lot.

The entire area between the property boundary line and the construction of works will be beautifyed with a harmonious combination of greenery, grass and shrubs, with the exception of spring trees or similar deciduous plants.

NUMBER OF GATEWAYS ALLOWED

  • With land lot under 35,000m2: 01 gate
  • With land lot from 50,000m2 – under 150,000m2: 02 gates
  • With land lot of 150,000m2 or more: 03 gates
  • The width of the entrance gate is not more than 30m

If there is any request from customers of the Land Lot of less than 35,000m2 and located at the corner of the intersection, the Management Board of the Industrial Park may consider so that the guest has another gate to serve the purpose of movement of workers for traffic safety.

FACTORY FENCE

The fence is built entirely within the limits of the customer’s land lot.

The height of the fence along the internal road as well as between the lots does not exceed 2.4m compared to the finished road yard.
